Super area numbers in Sector 82A, kya chal raha hai?

₹2.5 Cr for a 3BHK in Ashley Estate, Sector 82A, but super area numbers are off. Builder bol raha hai 2000 sqft, carpet area 1300 bhi nahi. Is this super area trap normal?
