Been looking at 3BHKs in Sohna for months. Builders like Orris in Sector 84 inflate super area. My hack: always check *carpet area* pricing. Then add stamp duty, PLC, parking. What was your final all-in cost per sqft?

I faced similar issues with a project in Badshahpur. The builder, not Orris but a similar one, quoted a base price of 6500/sqft on super area. But after all the calculations, including PLC for a park-facing unit and EDC/IDC, the effective carpet area cost shot up to almost 11,000/sqft! It's impossible to compare apples to apples. My RERA agreement showed one thing, but the final payment schedule was a whole different story. Always check the RERA carpet area, not what they tell you verbally.

OMG 11,000! That's crazy. And what about maintenance charges? They sneak those in too, sometimes for years upfront.
Totally agree yaar! This super area thing is such a scam. I was looking at a project near Airport Road (Gurgaon side) and the difference between super area and carpet area was insane. Builders just add balconies and common areas to inflate prices. It's so frustrating for first-time buyers like us trying to budget.
But the main question remains, what was your final all-in cost per sqft? Even after checking carpet area, there are so many other charges. Stamp duty, registration, club membership, IFMS... it just keeps adding up. How do we even get a clear picture?
Sahi baat hai bhai! Mere saath bhi yahi hua in Baharampur Naya. They showed one price, but super area calculation made it jump 20%.
