Spent the whole Sunday checking out options in Sector 65 and Sohna Road. Kids have moved out, don't need such a big place anymore, just something manageable. I'm finding it really hard to compare properties when builders quote super area; it feels like such a trap. You think you're getting a 1500 sqft flat, but the usable carpet area is tiny. Does anyone actually manage to get builders like Orris or M3M to be upfront about true carpet area costs before PLC and parking get added? My budget is around 1.8-2.5 Cr for a 2BHK. Any tips on how to push for transparent carpet area pricing?

Totally agree! Super area is such a scam. I faced the same issue in Sohna Road, felt like I was being fleeced. Builders make it so difficult to compare apples to apples. My budget is similar, and it's exhausting trying to decode their pricing.
