After selling our big house last year, we're looking for a compact 2BHK in areas like Vasant Kunj or Dwarka. Honestly, I'm finding this super area calculation a total builder scam. Everyone talks about the listed price, but nobody mentions how much actual livable space you get. Builders like Amit Tanwar also do this, even in Shyam Vihar - II. Matlab, 3BHK ke naam pe chhota sa 2BHK milta hai, aur price poora 3BHK ka. Is it just me, or is the carpet area trap the biggest hidden cost? You pay for so much 'super' space that's just common area. Should we only focus on carpet area while negotiating? Change my mind.

Totally agree with the original post! This super area thing is such a rip-off. We're also looking in Dwarka and Vasant Kunj, and every builder quote sounds reasonable until you see the actual layout. It's like they're selling air. I saw a 1200 sq ft '3BHK' that felt smaller than my current 900 sq ft 2BHK. What's the point of RERA if they can still play these games? Is there any way to actually get a fair deal or are we all just stuck paying for common areas we barely use?
