My lease ends in 3 months and I'm still figuring out property costs beyond the flat price. Book kiya tha Max Estates ka project, Sector 17 ke paas, socha tha EMI manage ho jayegi. But ab samajh aa raha hai ki yeh sirf purchase price nahi hai. Stamp duty, registration fees, phir interiors ka alag kharcha. Builder ne super area pe quote diya, ab carpet area calculation dekha toh laga I got trapped. Honestly not sure kitna extra budget rakhna chahiye for all these 'hidden' costs. Anyone else felt clueless about this initially? Is it just me or do builders make this super area vs carpet area thing intentionally confusing for first-time buyers?

Yeh sab sun ke toh aur dar lag raha hai. Current market conditions mein Gurugram mein investment karna kitna risky hai? Especially with these hidden costs? Kya ab bhi right time hai buy karne ka, ya wait karna chahiye?
OP (Original Poster), you're not alone. I booked a 2BHK near Badshahpur two years back. My 'hidden' costs – stamp duty, registration, home loan processing, power backup, club membership, maintenance advance, legal fees – added up to almost 15% of the flat price. Plus interiors ka 10% alag se. So, if your flat is 50L, expect another 12-15L minimum for all these extras. It's a huge shock for first-timers.
Super area is definitely a trap. RERA ne guidelines di hain ki builders ko carpet area mention karna chahiye clearly, but they still play games. Max Estates ka project Sector 17 mein suna hai, location achhi hai par reputation check kar lo. Koi bhi builder ho, contract mein ek ek clause padho. Maine toh ek project mein delay penalty clause add karwaya tha, warna builder ne 2 saal latkaya tha.
U6, exactly. RERA website pe sab dikhta hai, but log dekhte kahan hain. Mere friend ne Basai mein ek project liya tha, builder ne super area pe becha aur possession ke time carpet area 15% kam nikla. Bahut ladai hui, case bhi chala. Isliye main toh bolta hoon, be extra careful with these big developers.
U5, RERA mandates that sale be based on carpet area. Super area can be mentioned but carpet area is the primary unit for pricing. Builders have to disclose the calculation. But enforcement is tricky. Always check the RERA website for the project details.

Yaar, exactly my thoughts! Main bhi Airport Road pe ek flat dekh raha tha aur builder ne super area bataya. Jab calculate kiya toh carpet area itna kam laga ki dimaag ghoom gaya. Lagta hai first-time buyers ko target karte hain yeh log. Kitna extra budget rakha aapne finally?
U2, stamp duty depends on the state and property value, but usually 5-7% of the agreement value. Registration fees 1-2%. Plus, legal fees, home loan processing fees, maintenance advance... list lambi hai. Builders kabhi nahi batate yeh sab upfront.
