Budget finalised, loan pre-approved — now stuck on which sector. I'm checking out Habsiguda properties, especially Salarpuria Sattva projects. Honestly, I work in real estate but for my own buy, the super area vs carpet area game is still confusing. Builders seem to inflate numbers a lot, making the per sqft rate look lower. What's the real carpet area percentage I should expect in Hyderabad? Also, PLC aur floor rise premium ka kitna ROI milta hai? Is it worth paying extra for a specific view ya higher floor for investment? Or should I just focus on the base price and overall project quality? Any recent buyers in Hyderabad, especially around Habsiguda, can share their experience on this? Did you face any hidden charges related to this later?

This is the oldest trick in the book, yaar. Builders inflate super area to show a lower per sqft rate, but the actual usable space is so much less. I once saw a project in Alwal where the difference was almost 40%! For investment, I'd say focus on location and builder reputation first, then carpet area. PLC and floor rise are mostly for self-use satisfaction, not really an investment booster in most cases in the current Hyderabad market, unless it's a very premium project with genuinely scarce views.
