Super area trap in Greater Noida, and hidden costs?

Visited a few projects near Pari Chowk and DMIC last week. Kids have moved out, so looking for a smaller 2BHK, something manageable. But yaar, builders ka super area dikhane ka tareeka bilkul samajh nahi aata. One builder quoted 1200 sqft but carpet area was barely 800. Aur fir yeh hidden charges, PLC, floor-rise premium... it's like they add everything later. My budget for a 2BHK is around ₹80L. Has anyone managed to negotiate these down? Ya phir yeh sab standard hai Greater Noida mein?
