Super area versus carpet area, total headache! Kids have moved out, don't need such a big place anymore. Is it just me, or do all builders inflate the super area? Actual measurements are way off, right? Resale of existing property on my mind.

Check amenities completion before booking, I made that mistake. They promised a swimming pool and a clubhouse, but they're still not ready after 3 years!

U20, there are online calculators available. But the best way is to measure it yourself after possession. Use a measuring tape and calculate the actual area within the walls.
U20, generally, carpet area is around 70-80% of the super area. But it can vary depending on the builder and the project.
The worst part is they even include the balcony in the super area! Balcony toh open space hai, uska bhi paisa lenge kya?

Super area is a scam, no doubt. But also factor in the location advantages. Noida is still a good place to invest, especially with the upcoming infrastructure projects. Metro connectivity is improving, and prices are relatively lower compared to Gurgaon.
RERA registration number check karo before booking. It's the only way to get some protection. Also, visit the site multiple times and talk to existing residents.

U12, check their RERA registration number and see if there are any previous complaints against them. That's what I did before buying my current property.

I bought a flat in Greater Noida West 5 years ago. Promised super area was 1500 sqft, but when I measured it myself, it was closer to 1200 sqft! Total fraud. Learn from my mistake people!
Bhai, this super area trick is why I always insist on seeing the carpet area measurement certificate before even considering a property. Saves a lot of heartache later.

U9, Sector 150 ka average rate is around 7k-8k per sqft for new projects. Resale you might find something cheaper. But be careful about delayed projects.

100% agree! Super area is a total chuna lagana. They include everything, even the walls! I'm also thinking of selling my 3BHK in Sector 75, too big now that the kids are in the US. So frustrating!
Agree, but carpet area bhi toh kam hi dete hain actual mein. Check your agreement carefully, U1. They usually have a clause that allows for some variation. Which sector are you planning to sell in?
Not just Noida, it's everywhere! But Noida builders are especially notorious. RERA came, but kuch change nahi hua. Still playing the same old games.
Haan yaar, RERA mein complaint daalo toh bhi builder sunta nahi. Paisa lekar bhaag jaate hain.
U3, I filed a RERA complaint last year and finally got some movement. Took almost a year though! Don't give up hope completely.
True that, U3! RERA sirf naam ka hai. Enforcement is so weak.
