Super area vs actual value: Am I overpaying?
Is the super area vs carpet area difference really that big a deal for actual value in Gurugram? I'm currently in a 2BHK in South City II, thinking of upgrading to a 3BHK or even a small villa around Golf Course Extension or maybe Dwarka Expressway. My budget is around ₹2.5-3 Cr. Already have a home loan, so this next one needs to be smart. Builders like Ashiana Housing Ltd. or M3M show huge super areas, but carpet area toh bohot kam lagti hai. Matlab, is the price jump justified for the usable space? Plus, all-in cost mein stamp duty, registration, PLC, parking sab add karke kitna extra lag jata hai? Not sure if it's worth paying such a premium for what feels like inflated numbers. Any thoughts on where to find genuine value or if a price correction is coming?
