Okay I'll be honest — I completely underestimated how builders play with super area vs carpet area numbers. Just moved into my 2BHK in Baliawas from Swaraj Homes, and the actual usable space feels way less than what I calculated. My possession was in March. Is there a standard ratio people look for? matlab, kitna fark acceptable hai? I'm worried about the long-term ROI now. Did anyone else face this confusion during their Gurugram purchase, especially on Golf Course Ext Road or Dwarka Expressway projects? Should I have negotiated harder on this point?

Oh man, I feel you! This super area vs carpet area thing is such a trap. I'm also looking for a 2BHK on Golf Course Ext Road, and every builder quotes some crazy super area. My agent said 70% carpet area is good, but I'm seeing projects where it's barely 60%. What was your ratio like?
