I work in real estate, so I know what builders don't tell you. Still, the super area vs carpet area games are annoying. Is it just me, or is Ajnara's actual carpet area way less than advertised? Off the record, I've heard Amrapali's refund process was a total nightmare back in the day. Has anyone actually gotten possession on time from Supertech recently? Honestly not sure who to trust. What's your experience?

Honestly, it's a gamble. Some builders are good, some are terrible. Do your research and hope for the best.
The carpet area should be clearly mentioned in the agreement. Don't rely on what the sales guy tells you. Get everything in writing.

Check amenities completion before booking, I made that mistake. They promised a swimming pool and a gym, but they are still under construction after 3 years!

Godrej is generally considered reliable. But still, verify everything before signing the agreement.
Super area is a legalised loot. The government should step in and regulate this. It's a complete rip-off.
Which floor? Corner unit? These things also affect the price and resale value. Don't just focus on the area.
U14, Sector 93 and 94 are good for rentals, close to offices and good connectivity. But prices are also high there.

Supertech Emerald Court ka case toh sabko pata hai. Demolished! Abhi bhi Supertech pe trust karna risky hai. RERA registration number check karo before investing. It's a must.
RERA number se kya hota hai? Builders toh phir bhi late karte hain. I bought in Sector 75, possession was delayed by 2 years! I am still paying EMI and rent both. So frustrating!
Haan exactly, Noida mein yahi problem hai. RERA is just a formality for them. They pay the penalty and keep delaying.

RERA helps with transparency, at least you can track the construction progress and file a complaint. But yeah, the process is slow.
Mera bhi same experience tha 2 years ago with Jaypee. They promised so much, delivered so little. Amenities were incomplete, finishing was terrible. Never again!
Totally agree yaar! Ajnara ka toh naam hi badnaam hai. Super area is a total scam. They add everything - walls, balcony, even the lift lobby! Mera dost phas gaya tha.
