Haan yaar, yeh Noida Extension mein toh yeh sab common hai. Mere cousins ne Ajayabpur mein ek project dekha tha, wahan bhi same super area ka chakkar tha. Builders ko bas apna profit dikhta hai.

Always ask for the carpet area in writing and compare it to what they're charging for the super area. Sometimes the difference is insane, like 30-40% dead space you're paying for. Plus, CLP sounds good but usually means you pay more interest if you take a loan later.

Bhai, hidden costs toh nahi hote, but payment linked to construction milestones ka matlab hai ki builder ko fund milta rahega, unki urgency kam ho jaati hai possession dene ki. Mera Alpha II mein project 3 saal late chal raha hai because of this. Down payment mein at least builder ke upar pressure rehta hai.

Sahi kaha, bhai. Aur unke brochures mein toh sab kuch dikhayenge, amenities bhi, but actually milta kya hai, pata nahi. Check common areas ka percentage, that's where they hide it.
