Been renting in Bengaluru for 7 years now, fed up of landlord increasing rent. Finally taking the plunge, looking at flats around Kundalahalli, especially Keya Homes. Builders quote super area, but carpet area toh bohot kam lag raha hai. Is this super area vs carpet area trap real? How much difference is normal? Aur iska ROI ya resale value pe kya impact padega, any idea?

What's a 'normal' difference then? I heard 20-25% is acceptable. Anything more than that is a red flag. Is there a government guideline for this, ya builders apni marzi chalate hain? I'm scouting in Akshayanagar and developers there are quoting crazy super area numbers for small units.

Generally, a good ratio is 75-80% carpet area of super area. So, if it's 1000 sqft super area, 750-800 sqft carpet area is decent. Below 70% is usually too much loading. No specific govt guideline for the ratio itself, but RERA ensures carpet area is disclosed.
Bhai, Keya Homes ka track record check kar lena. I almost booked with them near Aavalahalli a couple of years back. Unka super area to carpet area ratio was like 75% which is okay-ish, but the possession dates kept getting pushed. Plus, maintenance charges hidden rehte hain. Always ask for the RERA carpet area mentioned in the agreement, not just what they verbally tell you. It's the only legal proof you'll have.
Totally agree! I'm also looking in Marathahalli area, and the difference between super area and carpet area is insane. Builders just quote super area to make it sound bigger. My friend bought a 2BHK and the actual usable space felt like a 1BHK. It's a real trap!
Exactly! I saw a 2BHK near Kundalahalli, they said 1100 sq ft, but the actual living space felt like 700. It's misleading. How do we even compare properties like this?
