Super area vs carpet area: The real difference I just found out

Since last Diwali, I've been seriously looking for my first flat in Greater Noida. Visited a Silver Porch Developers project in Sector 59 last week, and the broker kept quoting super area. Honestly, I had no idea about the big difference with carpet area till my dad explained it. Matlab, builder agreement mein toh super area hi likha hota hai na? Is there any way to ensure they're being fair with the carpet area calculation? Or is this just how it works? Kaisa pata chalega ki they aren't overcharging for common spaces?
