Super area vs carpet area: The real shocker in Noida flats
Kya sirf mujhe hi lagta hai ki Noida mein super area kaafi misleading hai? Kids have moved out, so we sold our big house to buy a compact 2BHK in Sector 21. Shri Eklavya Colonizers ka ek project dekh rahe the, brochure mein 1200 sqft dikhaya, but carpet area toh sirf 750 sqft nikla! Matlab, almost aadha area toh walls aur common spaces mein chala gaya, jiske liye we're paying top dollar. Uss par bhi, they charged floor-rise premium for a 4th-floor flat. Honestly not sure if it's worth paying so much extra for 'super area' jab actual usable space itna kam hai. My resale property se jo funds aaye, unka toh pura hisaab hi bigad gaya. Has anyone else faced this with builders? Kaise negotiate karein for a better deal on carpet area, ya should I just stick to resale flats only?

Totally relate! Shri Eklavya Colonizers ka toh naam hi badnaam hai for this. My friend almost booked with them near Alpha I Greater Noida, but thankfully pulled out last minute. Yeh super area ka chakkar is a huge scam. They show you a big number, but actual usable space is so less. Aur floor rise premium bhi? That's just adding insult to injury for something that's not even a high floor!
