Super area vs carpet: Gurugram builders ripping us off?

Is this super area vs carpet area difference just a builder scam in Gurugram? I'm looking at a 3BHK on Golf Course Ext Road, they quoted 2200 sqft super area but carpet is barely 1400. Feels like I'm paying for air. Also, is pre-launch pricing actually better or just marketing? Model Economic Township had some decent initial offers but now I'm not sure. Did anyone actually save much going early? What's the real total cost I should expect?
