Supertech Aadri: Is it still a good investment for ROI?

₹95 lakh for a 3BHK in Supertech Aadri — is that a decent entry point for investors now? I'm looking at a completed unit there, around 1500 sqft. My budget is around ₹1 Cr and I'm hoping for good long-term ROI. Honestly, I'm a first-time investor, so a bit nervous. I know Aadri is completed, so the delivery risk is gone. But what's the real rental yield people are actually seeing? Also, how liquid is the resale market for these flats in Noida Extension? Will I be able to exit easily in 5-7 years, or is it tough with so many similar projects around? I'm trying to figure out if the capital appreciation potential is still there. Any actual investor experiences with Supertech Aadri would be super helpful. Ab samajh nahi aa raha ki should I push for this or look elsewhere.
