What's the real story with Supertech Aadri in Noida Extension for investors? I'm finally fed up of renting, landlord raised rent again, so I'm looking to buy for long-term wealth. I've seen prices around ₹85L for a 2BHK. How has capital appreciation actually been since launch? Also, what's the realistic rental yield there? Is the resale market liquid enough, or is it hard to find buyers? Thinking about exit strategy in 5-7 years. Am I looking at the right project for an investor, or should I be considering others?

Dekho, Supertech ka track record mixed hai. Aadri is one of their completed projects (Possession: 2018-12-01), so at least that's a plus for ready-to-move. But RERA registration (null) ka matlab hai ki shayad ye RERA se pehle ka project hai ya koi compliance issue hai. Resale market mein liquidity

U9 sahi keh rahe ho. Rental yield is low. Capital appreciation pe hi focus karna padega, but that's a gamble.
Rental yield Noida Extension mein generally 2-3% se zyada nahi milta. Especially with so many new projects, competition is high. 85L pe 2-3% is not great for an investor. Unless you get a very specific tenant, return will be low.
Supertech Aadri for 85L? Bhai, Supertech ka naam sunte hi darr lagta hai. My friend had a nightmare with their other project in Alpha II. Possession ka bahut issue rehta hai. Is Aadri different? Investors ke liye ye sahi option hai kya ya phas jayenge?
U7, Aadri ready toh ho gaya tha, but builder ki financial health ka kya? Mere ek relative ne Supertech Romano mein book kiya tha, abhi tak registry pending hai despite possession. Even if possession is done, future capital appreciation is tied to builder's reputation and overall market sentiment. 85L for 2BHK in Noida Extension seems a bit high for an 'investor' unless you get a really good deal. Ajayabpur ke paas aur options dekho, shayad wahan kuch better mil jaye.
Haan, Aadri toh 2018 mein hi ready ho gaya tha (Possession date: 2018-12-01). Toh possession ka issue isme nahi hoga, but resale value ka kya? Noida Extension mein bahut supply hai, buyers milte bhi hain kya?
Totally agree! Supertech ka record theek nahi hai. RERA me check karo inke projects ka status.
