Considering Supertech for a 3BHK upgrade, currently in a 2BHK in Sector 74. Anyone have recent possession experiences? Heard about major delays and hidden PLC charges. Is it worth the risk compared to someone like Godrej, even with the premium? What's the community's take? Vote!

My cousin bought a flat in Supertech North Eye. He regrets it now. The construction quality is subpar.
Honestly, I wouldn't touch Supertech with a ten-foot pole. Too many horror stories.
Check amenities completion before booking. I made that mistake. They promised a swimming pool and clubhouse, but they're still not ready after 3 years.
Godrej is definitely more expensive, but you get what you pay for. Peace of mind and timely possession are priceless.
I think it boils down to risk appetite. If you're okay with the potential delays and hidden costs, Supertech might be an option. But if you prefer a safer investment, go with Godrej or another reputable builder.

Most of their projects are delayed by at least 2-3 years, if not more.
Haan, and even after possession, getting the registry done is a headache. Ask around.
Registry mein bhi hidden charges laga dete hain. Be prepared for that!
With the new Jewar airport coming up, property rates in Noida are already going up. Maybe wait and watch? Or invest in a safer project now before prices rise further.
I heard that the new metro line extension will pass near some Supertech projects. That might improve connectivity, but still, the risk remains.
RERA registration number check kiya kya? Always a good first step before considering any project.

U14, they are under new management now, I think. But still, proceed with caution.
New management doesn't erase past sins. Due diligence is key!
Mera ek dost Supertech Emerald Court mein rehta hai. He's been facing water leakage issues for years! Builder is not resolving it properly.
Don't just look at the price per sq ft. Check the carpet area vs. super area ratio. Supertech is notorious for inflating the super area.
I booked a flat in Supertech Cape Town back in 2016. Promised possession in 2019. Still waiting! Court cases are going on. Don't make the same mistake I did.
Godrej Woods is a good option if you are looking at Sector 43. Thoda premium hai, but worth it for the quality and timely possession.
Godrej Woods is awesome, but the maintenance charges are quite high. Have you factored that in?
U9, Sector 43 is a prime location though. Metro connectivity is excellent. Worth the investment in the long run.
True, but the traffic in Sector 43 during peak hours is a nightmare! Consider that too.
Supertech? Bhai, buyer beware is an understatement. Their track record is terrible. Delays are their specialty. I'd seriously consider Godrej even with the premium. Peace of mind is worth something, right?
Totally agree with U1. Supertech ka naam sunke hi darr lagta hai. My cousin invested in their project near Pari Chowk, still waiting for possession after 5 years! Avoid!
PLC charges are a scam! They'll hit you with those right before possession, and you have no choice but to pay. Godrej is definitely a safer bet. What project of Supertech are you looking at?
Sector 74 se upgrade karna hai toh options toh bahut hai. Why specifically Supertech? Budget kya hai?

U4, exactly! There are so many better builders in Noida now. Even ATS is a good option.
Budget is key. Supertech might seem cheaper upfront, but the hidden costs will bite you in the end.
