Supertech Capeluxe amenities are mostly for show, right?
Been renting for 5 years now and I'm totally fed up. Landlord increased rent again, so finally taking the plunge. Supertech Capeluxe Noida Ext mein explore kar raha hoon, around ₹75L budget for a 2BHK. On paper, amenities look great but are they actually useful for daily life, ya bas show-off? Gym, clubhouse ka maintenance kaisa hai? Aur society ka vibe, community kaisi hai? Is it genuinely good to live in, ya sirf brochure mein accha lagta hai? Confused about the real picture.

Dekho, U1, decision tumhara hai. But Supertech ka track record, especially in Noida Ext, has been problematic. ₹69 L – ₹79 L range mein you have other options. Do a thorough background check beyond just RERA. Talk to existing residents in their other completed projects. The current market conditions in Noida are also a bit tricky, so don't rush. What are you thinking now, after all this feedback?

U1, you asked about gym and clubhouse maintenance. My experience with other projects from similar builders is that they look fancy initially, but after 2-3 years, maintenance goes down the drain. Funds ki kami hoti hai ya society management theek se nahi hota. So, yes, mostly for show.
Exactly! Mere society mein clubhouse ka AC saalon se kharab hai, gym equipment bhi toot-phoot gaye hain. Maintenance staff ka koi thikana nahi. Humne toh yeh soch ke liya tha ki family ke liye acchi facilities hongi, but ab bas swimming pool hi thik se chalta hai, woh bhi summer mein. Baaki sab bas brochure mein hi accha lagta hai.
₹75L for a 2BHK in Capeluxe feels a bit high, considering the builder and potential delays. Noida Extension mein aur bhi options hain jo is budget mein better value de sakte hain. Have you looked at projects near Alpha II or even some in Alistonia Estate? You might find better construction quality and more reliable possession dates.
Haan, Alpha II mein kuch projects hain jo thode purane hain but well-maintained. Ya phir ek baar Ace Divino bhi dekh lo, thoda upar ja sakta hai budget but quality better hai.

But Capeluxe ka RERA number toh hai na? UPRERAPRJ17551. Toh at least kuch accountability toh hogi? I heard they got a new possession date of 2025-03-13. Is that realistic?
RERA bas naam ka hai, yaar. Mere ek dost ne Ajayabpur mein ek project liya tha, RERA registered tha, fir bhi 3 saal delay hua. Builder ne bas fine bhara aur kaam slow kar diya. Supertech ke cases toh court mein bhi chal rahe hain, so 2025 is a big IF. Don't rely solely on RERA dates.
RERA number toh hai, sahi kaha. But 2025-03-13 ka possession date seems very optimistic given the project status (null mentioned on Propmyna) and Supertech's past. Builders often push dates, RERA fines lagte hain but possession milne mein time lag jaata hai.

Totally agree with U2. My cousin booked with Supertech in Ghaziabad years ago, aur ab tak possession ka wait kar rahe hain. Their amenities also looked grand on paper, but now even the basic ones like lifts and power backup are struggling. Noida Ext mein bohot builders ne aise hi buyers ko fasaya hai. Be very careful, especially with their past history.
Bhai, amenities toh sab builders dikhate hain, but reality kuch aur hoti hai. Supertech ka track record waise bhi thoda iffy hai. ₹75L is a big amount, soch samajh ke decision lena.
