Since last year, I'm seriously looking to upgrade to a 3BHK in Noida. My wife's priority is a safe society near a good school for the kids' admission. Honestly not sure which builder to trust anymore. Heard Supertech Emerald Court ka toh sabko pata hai... but even now, delays are rampant. I'm seeing ads for new projects by them, how is it even possible? I'm also looking at some ATS projects, but heard their maintenance charges post-possession are crazy high. Is it true? I'm scared of hidden charges popping up later. Anyone faced similar issues? Should I just rent instead? Matlab, is owning even worth it in Noida these days?

Frankly, owning is still better than renting in the long run, provided you do your homework and choose the builder wisely. Don't rush into it. Take your time and research well.

The market is crazy right now. Interest rates are rising, and property prices are also going up. It's a tough time to buy a home. Maybe renting is a better option for now.
Check amenities completion before booking, I made that mistake. Builder promised a swimming pool and clubhouse, but they're still under construction after 5 years!
U3, Haan, this happens a lot. They show fancy pictures in the brochure, but the reality is very different.
Possession status kya hai? That's the million-dollar question! Before investing, find out when the project is likely to be completed. And don't believe their initial promises – add at least 6 months to their estimated timeline.

Supertech? No way! I wouldn't touch them with a ten-foot pole. Their reputation is completely ruined. Even if they offer a good deal, it's not worth the risk.
Honestly, if you're scared of hidden charges, get everything in writing. Read the fine print of the agreement very carefully. And consult a lawyer before signing anything.

Don't forget to factor in property tax and other recurring expenses. Owning a home is not just about the EMI. It's a long-term commitment.
Sector 75 is a good option too, near the metro station. But prices are quite high now. Avg rate is around 8k per sqft.
ATS ka maintenance is definitely high, but their construction quality is generally better than Supertech. It's a trade-off. Also, consider the location – proximity to metro, hospitals, etc. matters a lot.
U11, true that. Location is key. But even with good location, high maintenance can kill you. It eats into your rental income if you plan to rent it out later.
U11, Which ATS project are you referring to? Different projects have different maintenance costs.
I bought a flat in Sector 150 three years ago. Initially, I was worried about the location being too far from Delhi. But now, with the new metro line, it's become a prime location. Prices have also gone up significantly.
RERA registration number check karo. Aur builder ka past projects ka track record bhi dekho. Don't just go by the ads and brochures.

U4, near DPS, check out Sector 132. Some decent options there, but do your due diligence.

Don't just focus on big names. Look at smaller, local builders too. My cousin bought in Sector 78 from a lesser-known builder, and he got possession on time and the quality is good. Research well before you decide.
