Supertech Neerajanil: brochure vs reality is a joke
Currently in a 2BHK in Sector 75, Noida and thinking of upgrading. Visited Supertech Neerajanil. Brochure mein toh pools dikhaye the, but site pe construction quality wasn't impressive. Heard Shubhkamna Apartments have better resale value, but amenities kam hai. Is the price jump worth it for Neerajanil's 'luxury' when the actual construction seems average? Already have a home loan, so EMI matters a lot. Anyone else faced this? Am I the only one who thinks so?

It's a tough call, especially for first-time buyers with EMIs already running. My advice would be to look beyond the superficial. 'Luxury' in a brochure can mean anything. Focus on the structural integrity, the quality of materials used, and the builder's reputation for timely delivery and after-sales service. Sometimes, a slightly older, well-maintained society with basic amenities offers more peace of mind and long-term value than a new project with flashy but poorly executed features. Do a thorough due diligence, maybe even talk to current residents if possible.
It's so frustrating when builders take advantage of our dreams of owning a home. We stretch our budgets, take huge loans, and then get a product that doesn't match what was promised. EMI toh har mahine bharni hai, chahe ghar kaisa bhi ho. This whole brochure vs. reality thing is a huge scam for many of us.
For construction quality, check for cracks in walls/ceilings, uneven flooring, finishing of paint, plumbing fixtures. Also, ask for the RERA certificate and check its status online. A good builder will have all approvals in place and be transparent.
That's a very balanced take. What specific things should one look for during a site visit to gauge construction quality beyond just aesthetics?
Seeing the price range for Shubhkamna Apartments is ₹1.0 Cr – ₹1.7 Cr, and it was completed in 2013, makes me wonder. Is it still a good option now, considering it's an older project? Or should one always look for something newer, even if it means compromising a bit on construction quality?
It really depends on your priority and budget. Shubhkamna's price range of ₹1.0 Cr – ₹1.7 Cr for a completed project is competitive. If you're looking for stability, immediate possession, and potentially better resale down the line due to its established nature, it's a strong contender. For Neerajanil, if you're paying a premium for 'luxury' that isn't delivered in construction, that price jump might not be worth it given your EMI concerns. You need to weigh the tangible benefits against the brochure promises.
In the current Noida market conditions, many buyers prefer completed projects like Shubhkamna. There's less risk involved. Plus, the location, especially around Alpha II Commercial Belt, is quite good for daily needs and connectivity. A newer project might look shiny, but the delays and quality issues can be a headache.
Older doesn't always mean bad. Shubhkamna is settled, no construction noise, no uncertainty. That's a huge factor.
This is a classic builder trick, yaar. They show you a dream in the brochure with all the bells and whistles, and then when you visit, it's just a different story altogether. I remember looking at a project near Ajayabpur a few years back, same issue. The sample flat was gorgeous, but the actual construction site looked like a disaster zone. Learned my lesson then – always prioritize construction quality and builder's track record over fancy promises. It's your hard-earned money and a long-term commitment with EMIs.
Totally agree with your observation on Supertech Neerajanil. The 'luxury' tag feels like a marketing gimmick more than reality. My biggest concern is resale value later. You mentioned Shubhkamna Apartments have better resale value – is that actually true? And why, if amenities are less?
My friend recently sold his 3BHK in Shubhkamna near Alpha I Greater Noida and got a really good price, almost what he was expecting. The demand for ready-to-move, clear title properties is high, especially in established sectors. People are tired of waiting for under-construction projects. So, even with fewer amenities, the peace of mind and immediate possession definitely add to the resale value.
Yes, Shubhkamna Apartments ka resale generally better rehta hai because it's an older, established society. Possession 2013 mein ho gaya tha, so no RERA delays. Amenities are basic, true, but maintenance is usually lower too. Total 135 units hain, so less crowded also.
Haan bhai, Shubhkamna ka resale value achha hai. It's a completed project with clear papers, that's a big plus in Noida now.
Bhai, you're not alone! Supertech ka toh yahi haal hai. Brochure mein kuch aur, site pe kuch aur. Neerajanil kaafi logo ko pasand nahi aa raha construction quality ki wajah se. I've heard similar things about other Supertech projects too.
