Supertech Neerajanil or Renesa for family? Confused!
Supertech Neerajanil is under construction, so price per sqft is tempting, but Renesa is ready to move. Carpet area efficiency wise, Renesa seems slightly better from my visits. Honestly not sure about Supertech's delivery timelines after hearing so much about delays, though. Neerajanil brochure looks great, but amenities actually use karne layak hai kya? Which one would you pick for a family moving in now? Vote!

Meri toh suno, main bhi Ajayabpur mein ek under-construction project mein phansa hua hoon. 2019 ki possession date thi, ab tak ek brick nahi rakhi hai site pe. Builder phone nahi uthaata, RERA mein bhi case chal raha hai. Itna stress ho gaya hai ki naukri pe bhi dhyan nahi lagta. Please, agar family ke liye lena hai, toh ready-to-move hi dekho. Bach jaoge is mental torture se.
Agar Supertech Neerajanil ka RERA registration hai, toh ek baar RERA portal pe uska status aur complaints check karlo. Thoda idea lag jayega kya chal raha hai.

Sahi kaha. I've seen projects in Alpha II Greater Noida where they showed grand amenities, but after possession, the pool was never maintained, and the clubhouse was just a shell. Given the current market conditions in Noida, ready-to-move properties hold their value better and have less uncertainty.
Bhai, brochure mein toh sab achha hi dikhate hain. Reality check karlo ek baar. Under-construction mein amenities ka promise aksar promise hi reh jaata hai, ya phir bohot basic milta hai.

Hidden costs are a nightmare. Mera ek friend ne Alpha I Greater Noida mein ek project book kiya tha, builder ne maintenance charges, IFMS, power backup sab mein last minute itna inflate kar diya ki total cost 5-7 lakh badh gayi. Aur phir bhi 2 saal late mila. Be careful with under-construction projects, especially with builders known for delays.

Resale ka toh bhool jao Supertech mein, jab tak possession na mile. Neerajanil ki original possession date toh 2018-12-01 thi! Abhi tak under construction hai. Soch lo kitna delay ho chuka hai. Renesa ke liye thoda stretch karlo, but at least you know what you're getting.
