Thinking of upgrading from my 2BHK in Sector 74. I'm looking at 3BHKs, maybe even a villa if the price is right. I've shortlisted a few builders. Supertech is tempting because they have some good deals, but phir wohi dar hai about possession delays. Heard some horror stories. Gaursons seems more reliable, but the prices are higher. Is the price jump worth it for peace of mind, ya phir Supertech mein gamble karna chahiye? Already have a home loan, so EMI is a big factor. What's the community's experience with recent Supertech projects? Should I avoid them altogether, even with the lower price? Pls suggest. Vote below!

Totally agree yaar with U17. Supertech is a big NO.
Be careful - Supertech has 3 delayed projects in Noida itself. Do your due diligence.
Ultimately, it's your call. But weigh the risks carefully. Supertech's lower price might seem attractive now, but the potential delays can cost you more in the long run.
So, what did you decide? Gaursons or something else?
I agree with U8. Delay cost can kill you. And Supertech has a history of that.
Avoid Supertech like the plague! I booked a flat in 2014, still waiting for possession. Case filed in NCLT.
Rising interest rates are also a concern. If you delay your purchase, your EMI will only increase.
Gaursons ka sports city mein rate kya chal raha hai? Anyone has recent info?

Supertech Emerald Court ka kya haal hai? Is that settled now? Last I heard, demolition order tha.
Supreme Court order toh aa gaya tha. Demolish ho gaya woh towers. But image toh kharab ho gaya na Supertech ka.
Don't gamble with your hard-earned money. Gaursons is the safer bet, even if it means stretching your budget a bit.
Which floor are you looking at? And corner unit hai kya? That can affect the price and resale value.
Builder ne phir se date extend kar diya lol. Classic Noida builders!
Check the amenities completion before booking. I made that mistake. They promised a swimming pool and gym, but abhi tak kuch nahi hai.
Mera bhi same experience tha 2 years ago. I was tempted by Supertech's offer in Sector 93A. Thank God I went with ATS Greens Village. A little more expensive, but worth every penny.
EMI is a big factor, I understand. But calculate the cost of delay too. Rent + EMI for months (or even years!) can really add up.
RERA registration number check karo for the Supertech project. See if there are any complaints filed already.
Sector 150 is a good option too. Lots of new projects coming up. Maybe check that out before you decide.
Bhai, Supertech? Again? Seriously reconsider. Possession delays toh inka trademark hai. Gaursons is definitely safer, thoda extra toh lagega.

Which Supertech project are you looking at? Sector 74 mein toh Grand Arch mein bhi abhi tak kuch flats pending hai.
Gaursons is good, no doubt. But their maintenance charges are crazy high. Check that before you commit.
True that! Maintenance toh loot macha rakhi hai. But at least property value toh badhegi. Supertech mein toh woh bhi uncertain hai.
Haan yaar, Noida mein maintenance is a big issue. Koi regulation hi nahi hai.
