Supertech Renesa vs Metropark: Carpet Area Reality Check
Has anyone actually compared the carpet area efficiency between Supertech Renesa and Metropark Shaurya Apartments? I'm seeing wildly different numbers quoted online. Renesa is upcoming, so it's hard to verify. Metropark is ready, so easy to measure, but is it actually spacious? I’m thinking that even if Renesa's price/sqft is lower, the usable area might be much less. Plus, Metropark has OC, so no possession risk. But is it worth paying extra for that peace of mind? I’ve seen builders promise the moon with carpet area, phir baad mein kuch aur hi nikalta hai. What's your experience? Any insights from those who've visited both? Need real user opinions, not just marketing brochures. Thinking of buying in Noida, but confused. Koi tips? Hope someone can guide.

Carpet area ka toh experience mera bhi kharab raha hai. Ek builder ne mujhe 1200 sqft apartment ka plan dikhaya tha, bola carpet area 800+ hoga. Jab possession mila, toh actual usable area barely 700 sqft nikla, walls aur shafts mein bahut space chala gaya. This was for a project in Alpha-II Commercial Belt. Renesa jo 'upcoming' hai, unka toh aur bhi doubt hai. How can we verify their carpet area claims without a physical unit? Metropark, being ready, at least you can physically check and measure, right?
U7, for Renesa, you might be able to check their RERA filings for the exact carpet area mentioned, but even then, on-site measurement is best. For Metropark, since it's ready, get a tape measure and literally measure the rooms and usable spaces yourself. Compare it with the floor plan they provide. Don't just rely on what the sales person says. I learned this the hard way with a property in Ajayabpur. Always cross-verify the carpet area with RERA documents first, then physically measure if possible. It makes a huge difference to your living space.

But trust me, that 15-20% is for peace of mind, no construction delays, and no GST issues later. Plus, you can move in immediately or rent it out. Renesa will have hidden costs and delays.
Bhai, yeh Supertech Renesa ka toh pura scam lag raha hai. Online toh 'upcoming' dikha rahe hain, but inka possession date 2016-12-01 hai? Matlab 8 saal se delayed hai project? Aur price range bhi ₹69 L – ₹1.1 Cr bol rahe hain for a delayed project with no OC in sight? Metropark ready hai, OC bhi hai, toh at least peace of mind milega. Carpet area ka toh chodo, pehle possession toh confirm ho! Mera budget tight hai, aur aise delays se toh EMI aur rent dono ka double burden ho jayega. Koi actual user experience hai Supertech se related?

The mental stress and financial drain of paying EMIs for a home you don't even have is immense. That 2016 possession date for Renesa is a massive red flag. Metropark might be pricier, but at least it's a tangible asset with OC.

Absolutely, U1! Supertech ka track record bahut poor hai. Yeh 2016 wala possession date toh pura mazaak hai. Meri friend ne bhi Supertech ke ek project mein invest kiya tha, abhi tak possession nahi mila. Renesa mein toh bilkul risk mat lo, bhai. Better to pay a bit more for Metropark and sleep peacefully.
