I work in real estate, but even *I'm* nervous buying here now. Supertech's collapse...oof. Honestly not sure if other builders learned anything. Anyone else worried about hidden charges at possession with other builders? Is resale value even possible now? Should I just rent?

Honestly, I'm going to wait and watch. Too much uncertainty right now. Better safe than sorry.
Be careful with Supertech's other projects! They are trying to sell them off cheap now. Don't fall for it!
Rising interest rates are also a concern. EMI is going to kill us!
What about Gaursons? Are they reliable? Thinking of investing in their new project in Greater Noida West.
Gaursons is generally considered better than Supertech, but still, do your research. No one is 100% safe.
I think the key is to buy in projects that are nearing completion. Less risk involved.
This whole situation is making me question my decision to buy in Noida Extension 5 years ago. Ab toh fas gaye hum!
I bought in Jaypee Greens. So far so good, but still a bit nervous after the Supertech fiasco.
New metro line coming up in Noida Extension might help with resale value in the long run. But who knows when it will actually be completed lol.
Renting is a safe bet, U9. At least you're not stuck with a property you can't sell. But prices are only going up, so you'll be paying more rent over time.
Mera toh personal opinion hai ki invest karna hai toh karo. But research thoroughly. Check RERA registration number, past project delivery, everything!
Exactly U11. RERA registration is a must! Don't even consider a project without it.
RERA registration is not enough. They can still delay projects even with RERA. Look at the builder's financials!

Sector 150 is good, U13, but ATS Green Village ka possession mila kya? Heard there are delays.
Sector 150 ka avg rate 7k/sqft hai abhi. Is it worth it considering the risk?
Haan, I know someone who bought there. Still waiting for possession. Almost 2 years late!
Hidden charges toh har jagah ka issue hai. Read the fine print carefully. Mera experience toh bahut kharab raha tha. They tried to charge me for things that were already included.
Agreed U4. My friend bought a flat in Sector 75 and they tried to sneak in parking charges at the time of possession. Fight karna pada!
Sector 75 is a mess anyway. Too much construction still going on. Dust everywhere!
Parking charges are a standard scam, no? RERA mein complaint karo. They can't charge you extra if it wasn't in the agreement.

Bhai, resale value ka toh mat hi poocho. Noida Extension mein toh aur bura haal hai. Everyone's scared.
I think it's a good time to negotiate HARD. Builders are desperate to sell. Leverage Supertech's situation to your advantage. But do your due diligence!
