Anyone faced crazy PLC charges from Supertech at possession? Matlab, I know EDC/IDC lagega, but this is too much. Heard mixed things about their construction quality too. Better to check bank approvals and loan availability, right? Any Supertech society residents want to share their experience? Hoping to avoid any surprises!

I bought in Sector 93A three years ago. Rates have almost doubled since then, but the struggle to get possession was real. Choose your builder wisely.
PLC depends on the view, floor and location of the unit. If you are getting a park facing unit on a higher floor, then PLC is justified, otherwise fight for it.

Sector 75 is developing fast with the metro extension. But be careful of overpricing. Some builders are trying to take advantage of the new infrastructure.
Infrastructure is good, but social infrastructure is still lacking. Schools and hospitals are a bit far. Consider that too.
Avg rate is around 6.5k-7k per sqft right now. Check PropTiger and Magicbricks for recent transactions.
EDC/IDC toh samajh aata hai, but PLC is a grey area. Did you check the RERA registration number for your project? Sometimes they mention maximum PLC charges there.

File a complaint with RERA. They are the only ones who can put pressure on these builders. Collective action is needed!

Preferential Location Charges. Basically, they charge extra for a better view, corner unit, higher floor, etc. It's usually a scam.

And *always* get it in writing. Verbal promises mean nothing. Ask for a breakdown of all charges before you sign anything.
Mera bhi same experience tha 2 years ago in Supertech Cape Town. They tried to charge me for something called 'Club Membership' even though I never asked for it. I fought them and eventually they waived it.
Supertech? Run! Seriously. They are known for delays and these 'hidden charges'. There are better builders in Noida now. Look at ATS or Godrej.
PLC charges are daylight robbery! Which Supertech project are you talking about? I've heard similar stories about their Emerald Court fiasco. Check the fine print of your agreement, bhai. They hide everything there.
Totally agree yaar. Supertech is notorious for hidden charges. Mera ek dost ka bad experience hua tha in Sector 74. Better to be safe than sorry. RERA mein complaint file karo if they don't listen.
Construction quality is a big question mark. I've seen cracks appearing within a year in some of their projects. Bank approvals are a MUST. No point getting stuck with a property you can't sell later.
