Currently in a 2BHK in Sector 75, thinking of upgrading to a villa. Supertech Emerald Court kaafi hype tha, but their delivery delays are insane. My friend booked a villa there 5 years ago, still waiting for possession! Heard so many horror stories about hidden charges at the time of possession too. PLC charges itne badha diye the, usne bataya. Is it worth the premium they charge, honestly? Already have a home loan, but I'm scared of getting stuck with another delayed project. Heard mixed reviews about their construction quality too - seepage issues and all. Anyone else faced similar problems with them? Should I just stick to my current apartment? What are the alternatives?

Bhai, villa upgrade is a dream, but with these builders, it's a nightmare waiting to happen. Have you considered resale options in established societies? Less risk, usually.
Supertech's reputation is definitely tarnished. But Emerald Court is OLD news, right? Are we talking about the demolition one or are there other projects under that name?
He's talking about the ones near the demolished towers, I think. They still have villas there. The fallout from the demolition affected the whole project's image.
Yeah, even if the *new* construction is good, the stigma is there. Resale value might take a hit.
RERA mein complaint karo! That's the only way to get these builders to listen. Delay tactics are their specialty.
Sector 75 is pretty good already. Why the villa obsession? More space? Consider a bigger apartment in a better society there itself.

PLC charges are a HUGE scam, especially with Supertech. Mera bhi same experience tha 2 years ago in their another project. They hiked it up at the last minute citing 'development costs'. Avoid, avoid, avoid!
Alternatives? Depends on your budget. Godrej Woods in Sector 43 is good, but expensive. ATS Greens Village in Sector 93A is another option, but check their RERA registration and recent reviews before committing.
Godrej Woods is great, but the maintenance charges are insane! Worth considering if you're okay with that recurring cost.
ATS is generally reliable. RERA number check karna is a must. Also, visit the site multiple times, different times of the day, to get a real feel.
Construction quality ka toh mat poocho. My cousin bought in Supertech Cape Town. Seepage issues from day one! Now he's fighting them in court. Paisa barbaad.
Totally agree yaar! Supertech ka toh naam hi badnaam hai. Emerald Court? More like Emerald *Court-martial*! Bhai, I'd be wary. Stick to what you have, or look elsewhere. Sector 75 is decent enough. Villa upgrade is a big decision, don't rush it.
