Supertech, honestly not worth the hype. Heard too many possession delay stories, especially Emerald Court. My wife's priority is timely delivery for the kids' school admission. Gaurs, maybe? Thoda expensive, but I've heard good things about quality. Change my mind.

Noida Extension is a good option if you're on a budget, but be prepared for traffic and infrastructure issues. The new metro line will help, but it's still under construction.
Supertech ka one project in sector 74 is good i heard, but overall they are not trustworthy
Don't just look at Gaurs and Supertech. Check out Ace Group also. They are developing fast in Greater Noida West.
My friend got a really good deal in ATS Greens Village. Maybe check that out too. Location is prime.

Builder ne phir se date extend kar diya lol. Guess I'll be living in a rented apartment for another year. Noida real estate, you gotta love it (or hate it).
I bought in Jaypee Greens 5 years ago. It was a gamble, but it paid off. The location is amazing, and the quality is decent. But Jaypee also had its share of problems.
Gaurs is definitely a better bet than Supertech. Possession is guaranteed, even if it's a bit delayed. Their quality is also good, especially in comparison to other builders in Noida.
What about the maintenance charges after possession? Gaurs are known to charge high maintenance fees. Have you checked that?
Timely delivery is key, especially with kids' school. Gaurs is reliable, but have you looked at Godrej? They have a project near Pari Chowk, good reputation and amenities.
Godrej is a solid choice. They are expensive, but worth it for peace of mind. I've heard their after-sales service is also good.
Pari Chowk is a bit far though, no? Depends on where the kids' school is. Sector 75 might be better if you want to be closer to Noida City Centre.
Check amenities completion before booking, I made that mistake. Builder promised a swimming pool and clubhouse, still not ready after 2 years of possession.

Be careful — this builder has 3 delayed projects. Check their RERA registration number and project status on the RERA website before booking. It's public information!
Exactly! Especially now with the rising interest rates, you don't want your money stuck in a delayed project.
Good advice! RERA website is your best friend when buying property in Noida. Don't trust anything the builder says without verifying it there.
Ajnara? Are you serious? My cousin booked a flat with them 5 years ago, still waiting for possession! Avoid at all costs. RERA mein bhi complaint kiya tha, no use.
Haan exactly, Noida mein yahi problem hai. Builders promise the moon, then disappear with your money. RERA is a joke.
RERA is not a joke! It's just slow. You have to keep pushing them. My friend got possession after a long battle with Ajnara, thanks to RERA.
Which project are you talking about? Ajnara Le Garden? I heard mixed reviews about that one.
My personal experience: I bought a flat in Supertech's Eco Village 2. Possession was delayed by almost 3 years. Constant follow-ups, endless frustration. Never again!

Totally agree yaar. Supertech ka naam toh bahut hai, but kaam dheet hai. Gaurs is a better option, at least they deliver on time. My friend bought in Gaur City, pretty happy with the quality too.
Bhai, Emerald Court toh case hi alag tha. Supreme Court ne order kiya tha demolition. But overall, Supertech ka track record is not good. Gaurs is definitely safer, but check their payment plans carefully. They can be tricky.
