I'm based in Dubai and looking to invest in Noida. Heard so much about Supertech's delays and financial issues, it's scary. But then, I see their projects in Sector 74 and Sector 93A. Are they really as bad as the rumors? I'm also considering ATS. Their construction quality seems solid, but I'm worried about hidden charges at possession. PLC and all that. Has anyone faced this with ATS? Need a property manager, can't do a site inspection myself. Power of attorney bhi banana padega. Which builder is better for hassle-free rental income? Resale value bhi matter karta hai. Any advice? Am I being too cautious?

Honestly, you're right to be cautious. It's a huge investment. Take your time, do your due diligence, and don't be afraid to walk away if something doesn't feel right.
OP, what did you decide? Which builder are you leaning towards?
Market conditions are changing fast. Interest rates are rising, and property prices are also going up. Act fast if you find something you like.
I heard the new metro line extension will boost property prices in Greater Noida West. Keep an eye on that area.
Someone mentioned Sector 150 earlier. That's a good option for investment. Relatively new, well-planned, and good connectivity.
Sector 150 is expensive though. Avg rate is around 7k/sqft now. But the ROI is good, I agree.
So, what's the consensus? Is ATS worth the risk, despite the potential hidden charges?
Don't forget to factor in the registration charges and stamp duty. It's a significant amount. Consult a CA before making any decisions.
Hidden charges are the norm, not the exception. Be prepared to fight for every penny. RERA is your friend, use it wisely.
Noida is a risky market. But if you do your research, you can find good deals. Just be patient and don't rush into anything.
I bought in ATS Greens Village 3 years ago. No hidden charges for me, but the maintenance is definitely on the higher side. Construction quality is good though.
Which floor did you buy? And what's the sqft rate now? I'm thinking of investing there too.
U19, Greens Village is a good option. But check the latest RERA filings. Some towers might have pending approvals.
Resale value depends on the location and amenities. Sector 75 is booming because of the metro connectivity. But Sector 93A has better infrastructure overall. Think long term.
PLC toh har koi leta hai, bhai. It's part of the game. But negotiate hard! And read the fine print. Builders are masters of deception.
Exactly! Mera experience bhi waisa hi tha. They promised everything, but delivered nothing.
What's a reasonable PLC percentage to aim for? I'm negotiating with a builder in Sector 78 right now.
Bhai, Supertech se door raho. My cousin invested in their project near Pari Chowk and he's still fighting for possession. It's been 8 years!
8 years? OMG. That's insane! I'm definitely crossing them off my list.
Pari Chowk is a mess. Too much traffic, too little infrastructure.
I invested in Supertech Emerald Court. The less said, the better. SC demolished the towers, and I'm still fighting for my refund. It's a nightmare.
Don't just look at the project, check the builder's financial health. Many are drowning in debt. RERA registration number daalo and check their compliance reports online. It's a must before investing.
ATS is generally better than Supertech, but even they have their issues. Mera friend ka possession abhi tak delayed hai in Sector 93A. 6 months delay already.
Supertech? Bhai, stay away. Delay is their middle name. Sector 74 and 93A look good from the outside, but andar se... story kuch aur hai. ATS is better, but yeah, hidden charges are a real thing. Get a good lawyer to review the agreement.
You're right to be cautious. Noida real estate is a gamble. Supertech's reputation is well-deserved, sadly. I know people who are still waiting for possession from projects launched 10 years ago!
ATS mein bhi careful rehna. Unka maintenance charges are exorbitant. And PLC toh definitely lagega, location pe depend karta hai. Sector 150 is better in that regard, but prices are higher.
Property manager? Look for someone local. Online platforms are risky. Power of Attorney is a must. Rental income is decent in Noida, but tenant verification is crucial. Police verification karwana mat bhoolna.
Any recommendations for property managers in Noida? I need one too, and I'm tired of dealing with tenants directly.
U6, try asking in local Facebook groups. You'll find some good references there.
Haan, tenant verification is super important. I learnt that the hard way. Upar se, RERA mein register hona chahiye agreement.
