Currently in a 2BHK. Thinking of upgrading to a 3BHK, but Supertech's past delays worry me. Is their construction quality any better now? What about hidden charges at possession? Am I missing something?

Hidden charges are a big problem in Noida. No transparency at all. Government should do something about it.

RERA website pe jaake project details check karo. Completion dates, approvals... sab kuch mil jayega.

Honestly, I wouldn't touch Supertech with a barge pole. Too much risk involved. There are better options in Noida. Don't get swayed by fancy brochures.

True. Emerald Court's demolition was a watershed moment. Showed builders can't get away with everything.
But doesn't that mean they might be more careful now? Trying to rebuild their image?
Don't fall for the marketing gimmicks. Check the actual construction progress on site. Visit the project multiple times. Talk to existing residents if possible.
Which sector are you considering? Sector 150 has some decent options from other builders too. Why stick to Supertech?
Good point. Sector 150 is booming. Lots of new projects coming up. Better to explore alternatives.
Haan, Godrej, ATS... they are more reliable. Thoda mehenga hoga, but worth it in the long run.
Agree with U1. Delays are almost guaranteed. My friend bought in their project in Sector 74, still waiting for possession after 5 years!
Construction quality is still a big question mark. Heard stories of seepage and substandard materials. But which project are you looking at specifically? That makes a difference.
Hidden charges toh har builder nikalta hai, Supertech toh master hai usme. Read the fine print very carefully. Legal advice lena best rahega.

Exactly! I faced the same thing. They added parking charges at the last minute. Fight karna pada tha mujhe.
PLC toh samajh aata hai, but 'external development charges' every year? That's just daylight robbery!
Supertech? Bhai, reputation toh aise hi nahi banti. I'd be very, very careful. Check RERA records thoroughly before even thinking about it.
