Supertech's past delays worry me. Anyone else concerned about their on-time delivery? Also, are hidden charges common with them at possession? Heard mixed things. What's your experience?

So, U1, what are you leaning towards now? Still considering Supertech or looking at other options?
Supertech... naam toh suna hoga, but soch samajh ke invest karna. Noida's real estate market is full of surprises, both good and bad.
Thanks everyone for the feedback. I'm definitely going to do more research and talk to some residents before making a decision. Maybe explore other options in Sector 74 as well.
My advice: Visit the site multiple times, talk to existing residents (if any), and do your research. Don't just rely on what the builder tells you.
I agree with U20. Due diligence is key. Check their financial stability as well. You don't want to get stuck with an incomplete project.
Has anyone actually received possession in Supertech ORB recently? What's the status?
Last I heard, possession is delayed by at least 6 months. But things might have changed. Check their website or contact their sales team.
Sales team will always give you a rosy picture. Talk to existing buyers, that's the best way to get the real story.
I had a terrible experience with them in Greater Noida West. Delay after delay. Finally, I cancelled my booking and got a refund after a lot of hassle.
What's the current market rate in Sector 74? Anyone know? I'm also considering investing there.
Around 8k-9k per sqft, depending on the floor and facing. Rates have gone up recently due to the new metro line.
Don't just look at the rate per sqft. Factor in all the other costs like parking, club membership, and registration. That will give you a more accurate picture.
Honestly, with so many other builders in Noida, why take the risk with Supertech? There are better options available.
Supertech ORB mein which floor are you looking at, U10? Some floors are better than others in terms of view and sunlight.
I heard they are offering some good discounts right now. Maybe that's why people are still considering them. But remember, sasta roye baar baar, mehenga roye ek baar.
I'm looking at Supertech ORB in Sector 74. The location is prime, right next to the metro station, but I'm still hesitant because of their reputation.
Sector 74 is good, but check the construction quality. I heard some complaints about that in another Supertech project nearby.
My friend booked a flat in Supertech years ago. Possession mila kya? No! He's still fighting in court. Be very, very careful.
I think the key is to get a good lawyer to review the agreement. It's an extra cost, but it's worth it in the long run.
I bought a flat in their Cape Town project years ago. Delay toh hua tha, almost 1.5 years. But eventually possession mil gaya. Hidden charges were minimal, mostly registry fees. But that was then, things might be different now.
Which project are you looking at, U1? That might give people a better idea of the specific concerns.
Hidden charges are a standard practice with almost all builders in Noida, unfortunately. You have to fight for every rupee. Be prepared for that battle.
True that! Parking charges, club membership... it never ends! Negotiate everything upfront, in writing.
Haan yaar, Noida mein yahi problem hai. Builders are kings here. We, the buyers, are at their mercy.

Bhai, you're not alone. I've heard similar things. Their Emerald Court fiasco is still fresh in everyone's mind. Check RERA registration carefully before putting any money down.
RERA is just a formality, doesn't really solve the problem of delays. But yes, knowing the RERA number is the bare minimum.
Exactly! RERA se kuch toh guarantee milti hai, but still, be vigilant. Lawyers say read the fine print *very* carefully.
