I work in real estate but buying for myself is different. Supertech's projects get a bad rap, but honestly, their construction quality in some older sectors isn't that bad. The problem is resale. People are scared off by the name. Meanwhile, Ajnara's on-time delivery is still a gamble, even now. Anyone else see this? Am I missing something? Is it worth the risk for slightly lower initial price? Honestly not sure what to do.

Personally, I'd avoid Supertech unless the price is significantly lower AND the location is exceptional. There are better options in Noida.
Supertech's older projects in sectors like 44 and 50 are actually quite good. The problem is with the newer projects where they cut corners.
New metro line is coming up near Sector 74. That will definitely boost property values in the long run, even for Supertech projects.
Ultimately, it depends on your risk appetite. If you're comfortable with the potential risks, and the price is right, go for it. But be prepared for a longer resale time.
Do a thorough inspection of the property before you buy. Check for any structural issues or defects. Don't rely solely on the builder's promises.

Mera bhi same experience tha 2 years ago. I was considering a Supertech project, but ultimately went with a different builder due to the reputation. No regrets so far.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, but it's still under construction after 5 years lol.
Bhai, this builder ka track record bahut poor hai. I would be very cautious. Look at other options also. Noida Extension has many new projects coming up.
Possession status kya hai? Has OC been received? That's crucial for resale.
OC is received for some towers, not all. That's the problem.
Without OC, forget about it. Don't even consider it.
Don't just look at the initial price. Consider the long-term value. Will you be able to sell it easily later? Will it appreciate as much as other properties?

Sector 74 is good. Check the society maintenance charges. Supertech can sometimes have high maintenance costs.
I invested in Supertech North Eye years ago. Initial investment was good, but resale mein itna profit nahi hua jitna I expected. Location was good, but the negative publicity hurt.
Ajnara is a bigger risk in my opinion. At least Supertech has some completed projects. Ajnara ka toh possession kab milega, wohi nahi pata.

Ajnara Le Garden is still facing issues. My friend booked a flat there in 2016, still waiting for possession.

Totally agree yaar. Supertech ka naam sunte hi log peeche hat jaate hain. But location toh dekho, Sector 74 is prime. Ajnara is always late, it's their brand identity now I think.
You're not missing anything. Brand image is everything in real estate. But have you checked the RERA registration number for the Supertech project you're considering? That's the first thing I'd do.
RERA registration is important, but even that doesn't guarantee anything. Mera experience toh bahut kharab raha Supertech ke saath. Delayed possession by 2 years! Never again.

Sector 93A. Emerald Court. The twin towers issue was a nightmare. Even now, resale is tough.
Emerald Court is a different story altogether. That was a massive legal battle. Not representative of all their projects.
