Supertech's projects always seem delayed. Has anyone had a good possession experience with them? I'm also curious about hidden charges with Supertech vs. ATS. What about post-possession maintenance costs with both?

Thanks, everyone, for the valuable insights! It's definitely helped me see the situation more clearly. Will do more research and maybe explore some ATS options instead.
Totally agree yaar. Supertech is a big gamble. ATS is safer, but be prepared to pay a premium.
Ultimately, it depends on your risk appetite and budget. Good luck with your property search!
What's the possession status for Supertech ORB currently? Anyone know?
Don't just look at the base price. Factor in parking charges, club membership fees, and other miscellaneous expenses. They add up quickly!
My advice: get a lawyer to review the agreement before you sign anything. They can spot hidden clauses and protect your interests.
Supertech's reputation is definitely a concern. Weigh the risks carefully before making a decision. Maybe look at resale options in completed projects to avoid the delay headache?
Rising interest rates are also a factor to consider. EMI will be significantly higher now compared to last year.
Be careful — Supertech has 3 delayed projects in Noida Extension alone. Check their RERA record carefully. It's all public information.
Personally, I'd avoid Supertech. Too much risk involved. Consider other builders like Godrej or Ace. Little more expensive, but peace of mind is worth it.
Has anyone considered the new metro line extension impact on property prices in Noida? Thinking of investing near Sector 142.
I bought in ATS Pristine in Sector 150. Possession was delayed by about a year, but the quality of construction is good and the amenities are top-notch. Maintenance is high, though - around Rs. 3.5 per sq ft.
Check amenities completion before booking, I made that mistake. Builder promised everything, but half the stuff is still missing after 2 years of possession.
Hidden charges are a real pain. Always get everything in writing, especially the IFMS (Interest Free Maintenance Security) amount. They try to inflate it later.
Good point! I didn't even think about that. What's a reasonable IFMS amount to expect?
ATS is generally considered more reliable, but their prices are also higher. You get what you pay for, I guess. Sector 150 ka avg rate 7k/sqft hai abhi for ATS projects.
7k! Itna zyada? I bought in 150 three years ago for almost half that price. Market has gone crazy.
I know someone who got possession in Supertech North Eye (Sector 74) on time. But that's an older project, so maybe things were different then.
I've heard similar things. Supertech's Emerald Court fiasco is still fresh in everyone's minds. Are you looking at a specific project?
Thinking about Supertech ORB in Sector 74. Location is prime, but I'm scared of getting stuck.
Sector 74 is developing fast, but ORB... risky lag raha hai. Check RERA registration number before investing anything.
My cousin bought in Supertech Cape Town 5 years ago. Possession mila kya? Eventually yes, but with a delay of almost 3 years! And the promised amenities are still incomplete.
3 years! That's insane. Did he get any compensation for the delay?
Minimal compensation, after a lot of follow-up and legal notices. Builder ne phir se date extend kar diya lol. It's a common story

Bhai, Supertech ka naam hi delay hai. ATS is definitely better in that regard. But maintenance costs are a headache with both, honestly.
True that! My friend bought in ATS Greens Village, and they're constantly fighting with the management about maintenance charges. Seems never-ending!
Haan exactly, Noida mein yahi problem hai. Builders promise the moon, but maintenance is always higher than expected.
