Supreme Rivana Ph I: Confused about future returns
Under-construction projects always make me nervous, especially for investment. I'm so fed up of renting, landlord ne phir rent badha diya, so finally taking the plunge. Looking at Supreme Rivana Ph I for an investment property, around ₹1 Cr budget. Their current pricing seems okay, but pre-launch se kitna upar gaya hai, anyone tracking? Not sure about the capital appreciation potential in the next 5 years. Builder ka track record kaisa hai for timely delivery? Don't want to get stuck with delays. Also, iska resale market kitna liquid hai? Will I find buyers easily when I want to exit? EMI vs rent math is pushing me, but ROI is key. Any real experiences ya advice on this project?

I bought a flat in Sinhagad Road two years back, under-construction, and the builder delayed by a year. My ROI expectations went for a toss. The Pune market is currently a bit slow for new launches, especially for investment-only properties unless it's a prime location with guaranteed rental income. For Rivana, with such a long possession, the opportunity cost is high, plus the risk of price correction if the market cools down.
U10, RERA is an option, but it's a long process. The best way is to research the builder's past projects thoroughly, check their RERA record for previous delays, and talk to existing buyers. For Supreme Rivana, the long possession date itself is a red flag for investment, unless you're looking at it purely as a long-term home and don't mind the wait. For ROI, maybe look at ready-to-move options or projects with 1-2 years possession max.

U5, exactly! Builders always promise the moon, then it's endless delays. My friend got stuck with one project near Hinjewadi, still waiting.
Dekho, every project has some risks. But Supreme Rivana is in a decent growth corridor. If you're planning for 5+ years, appreciation might happen, especially with the upcoming infrastructure around. But yeah, 2031 is a long wait, that's true.
For Supreme Rivana, the RERA number is PM1261012502656. The possession date 2031-12-01 is very far off. I've been tracking builders in Pune, and Supreme has had some delays with their projects near Ambegaon. Has anyone here personally bought from them before? What was your experience like?
The original post asked about pre-launch pricing. Supreme Rivana Ph I was initially pitched around ₹80-85 Lakhs for a 2BHK during pre-launch in late 2023. Now it's ₹90 Lakhs onwards. So, a 5-10% jump already, but still a long way to possession.
Haan U6, I've heard similar stories about their projects. Delays are almost guaranteed with them it seems.
U3, I know someone who booked with Supreme in their Bavdhan project. It was delayed by almost 18 months! They finally got possession, but after a lot of follow-ups and mental stress. So, builder track record is definitely a concern.
Totally understand your pain with renting, yaar. My landlord just hiked rent too! But Supreme Rivana, I heard mixed reviews about their previous projects in Akurdi. Timely delivery is a big concern for investors.
Bhai, 2031 possession? That's almost 8 years away! For investment, it's a huge risk. Capital appreciation ka kya guarantee? Soch samajh ke invest karna.
