Is Surendra Home 14's parking allocation really fair for investors? I'm upgrading from my 2BHK and heard it's lottery-based now, not dedicated. How does this affect resale value and tenant attraction long-term? Already have a home loan, don't need more uncertainty. What did you guys do?

Mera toh sar ghoom gaya hai yeh sunke. Pehle toh builders dikhaate kuch hain aur dete kuch aur hain. ₹90 L is a huge investment for us first-time buyers. Agar parking nahi mili, toh car park kahan karenge? Society ke bahar road pe? Yeh toh seedha-seedha buyer ke saath dhokha hai. Better to wait for a project that offers clear parking allocation.
Current market conditions in Gurugram, especially around areas like Airport Road, are already tricky for first-time buyers. Developers are cutting corners or introducing these 'lottery' systems to maximize profits on limited land. For a completed project at ₹90L, dedicated parking should be a given. If the builder isn't transparent about something as basic as parking, it raises questions about other aspects too. Think long-term; a few lakhs extra for guaranteed parking is better than endless hassle.
Wait, Surendra Home 14 toh completed project hai, right? Aur uska price point ₹90 L dikha raha hai for all units. Is this true for 16 units only? Aur yeh ₹90L price point sahi hai kya for a completed project with such issues? It seems a bit high for a project with parking uncertainty.
₹90L for 16 units with parking issue? No thanks. Too risky.
Yes, it's a completed project and the price is indeed ₹90 L for all 16 units. Builder ne fixed rate rakha hai. But parking issue ke baad, I doubt the demand at this price point. It looks like a one-size-fits-all approach that isn't working.
Bilkul! Main bhi Surendra Home 14 mein interested tha, but parking ki baat sunke mera mind change ho gaya. 16 units hain aur parking ka guarantee nahi, ye toh seedha-seedha red flag hai. Long-term mein rental income pe bhi asar padega. Is anyone seeing this trend elsewhere? Did your property value drop because of it? Please share experiences, I'm really confused.
Toh kya avoid karna chahiye aise projects?
Meri personal experience hai Badshahpur mein, ek relatively smaller project mein. Builder ne initially bola tha sabko parking milegi but later on it was a mess. Tenants ko bhi problem hui aur jab maine resale ke liye dala toh bohot mushkil se bika. Log parking ko bahut serious lete hain, especially in Gurugram.
Haan, property value pe definitely asar padta hai. Mere ek senior ne ek project liya tha jahan common parking thi, dedicated nahi. Jab bechna chaha, toh 10% kam pe bechna pada sirf parking issue ki wajah se. Buyers ab smart ho gaye hain, they check everything.
Yaar, Surendra Home 14 ki parking ka sunke toh darr hi lag raha hai. Lottery system matlab pura 'luck by chance' wali deal ho gayi. Main bhi 2BHK se upgrade kar raha tha, soch raha tha thodi stability milegi. Already home loan chal raha hai, aur ye nayi tension. Resale value toh pakka hit hogi isse, right?
Bhai, similar situation mere ek dost ke saath hui thi Baharampur Naya mein. Builder ne bola tha first-come-first-serve, baad mein sabko lottery mein daal diya. Resale mein bohot problem aayi usko, buyers parking ke bina deal hi nahi kar rahe the. So be careful.
Absolutely! Sahi baat hai. Lottery system se toh tenant bhi bhaag jayenge. Kaun lega aisi property jahan parking guaranteed na ho?
