Budget finalised, loan pre-approved – ab Surendra Home 14 dekh raha hoon. I work in real estate, but for my own home, I'm extra careful. Builders ki marketing aur reality mein bohot farak hota hai. Especially security systems ko leke. What's the scene wahan pe? CCTV coverage, visitor management, guards ki quality kaisi hai? And water supply ka kya haal hai, tanker dependency toh nahi hai na? Elevator maintenance time pe hota hai ya issues rehte hain? Need some honest, off-the-record opinions from residents.

Surendra builder ka track record completion mein toh theek hai, sab projects time pe deliver kiye hain. Since Surendra Home 14 is already COMPLETED, it's easier to check everything on ground. But security vendor kaunsa hai unka? That makes a huge difference. Pucho management se, aur unke contracts bhi dekho.
Agar itne issues hain water aur lift ke, toh ₹90L for a completed project, woh bhi only 16 units, seems like a bad deal. Negotiation ka scope hai kya isme? Or is it a fixed price?
Completing on time is one thing, but post-possession services are another. Mera experience Badshahpur mein hua tha. Builder ne project time pe diya, par phir society formation, maintenance, security sab mein compromise kiya. Current Gurugram market mein builders bahut tight hain budgets mein, toh often cutting corners on operational costs. Be careful.
Water supply ka issue hai Surendra Home 14 mein. Tanker aata hai daily. Neighbors se suna hai.

Raat ko security weak ho jaati hai. ₹90L agar de rahe ho toh make sure they have proper intercom, CCTV monitoring AND dedicated security staff jo change na ho har mahine. Maintenance charges bhi dekh lena, 16 units mein bahut high ho sakte hain per flat, warna services compromise hoti hain.
Bhai, 16 units mein security aur maintenance ka kharcha kaise manage karte hain ye log? Usually, small societies mein issues aate hain because the corpus isn't big enough for proper staff. Aur Baliawas ke paas toh water tankers ka scene rehta hi hai. Yahan bhi wahi haal hai kya, tanker dependency hai Surendra Home 14 mein?
Surendra Home 14? Suna hai naam, location toh badhiya hai. Par ₹90L for a 16-unit project, thoda high nahi lag raha, especially with the current market? Builder ka track record kaisa hai security aur maintenance ke liye? Pehle bhi inke projects mein issues aaye hain kya, particularly with smaller setups?
