posted on 16 MaySurendra Home 67 site visit – still have doubts.
Budget finalised, loan pre-approved – now stuck on Surendra Home 67. Currently in a 2BHK in Sector 56, thinking of upgrading. Is this ₹2.25 Cr price tag for a 3BHK actually worth it for daily living? Site visit pe toh sab accha lagta hai, but real-life experience kaisa hai? Especially the society ka vibe and neighbourhood for schools and markets. Already have a home loan, so this jump needs to make sense. What do existing residents say about its genuine livability?

OP (U1), any updates? Did you go for another site visit after all this feedback? What did the builder say about the possession delay?
Dekho, Surendra Home 67 ka price aur delay potential toh issue hai. But agar location aur unit size aapke core requirements mein fit ho raha hai, toh you need to weigh pros and cons carefully. Maybe visit again, talk to existing buyers if any, and get written commitment on the new possession date. Don't rush into it just because loan is approved.
U6, you're spot on! 4 units means no real community or shared facilities. Plus, the current market conditions in Gurugram are tricky. New projects are launching at high prices but buyers are cautious. Resale might offer better value and certainty. For ₹2.25 Cr, one expects a complete package, not just a standalone building.
Only 4 units? That's super niche. Definitely not a 'society ka vibe' that OP is looking for. Good point, U6.
I was also looking at Surendra Home 67, but the fact that it only has 4 units put me off. It's not a proper society, more like independent floors or a small builder project. For ₹2.25 Cr, you could look at some good resale options on Airport Road with established societies and amenities, ya fir thoda Gurugram se bahar, like Baharampur Naya, you might even get a plot!
U4, you're right about RERA. The project status shows 'ongoing' but the possession date is clearly past. This is a red flag for sure. ₹2.25 Cr is too much to risk on an already delayed project, especially for a first-time upgrade.
Same doubt here, U3! My friend also booked in a different Surendra project near Badshahpur and they got delayed by over a year. Builders ka toh chalta hi rehta hai. Have you checked the RERA status for Surendra Home 67? Kabhi kabhi online updates real picture nahi dikhate.
Exactly! And the possession date was September 2023. Ab toh October chal raha hai. Kisi ko pata hai possession mila kya? Ya delay ho gaya hai?
Bhai, ₹2.25 Cr for Surendra Home 67? That's a huge amount for an 'ongoing' project. Price toh bahut zyada lag raha hai.
