Surprise costs for 3BHK in Crossings Republik
Did a site visit to AR Infratech in Crossings Republik on Saturday and honestly wasn't expecting this. We're looking for a 3BHK for our growing family, something around ₹90L, focusing on safety and good schools nearby. The broker quoted one price, but then the builder's sales team added so many extras. It's not just stamp duty and registration; they're talking about PLC, parking, club membership – all these 'mandatory' charges. My biggest worry is the super area vs carpet area thing. The brochure shows one number, but the actual usable space feels way less. Are these hidden charges common with builders in Ghaziabad? I'm just trying to figure out the true all-in cost before we commit. My wife's priority is a safe environment for the kids, but these surprise costs are making me nervous. Have others faced this with AR Infratech or other projects in Crossings Republik? What did you do?

Bhai, totally relate! AR Infratech ka toh sunna hai, but ye hidden costs har builder ka drama hai. Mera bhi budget tight hai, aur ye PLC, parking sab sunke BP high ho jata hai. Crossings Republik mein safety ka issue nahi hai but ye costs are making me nervous.
Haan yaar, same pinch! Mera bhi same experience tha ek project mein, they added 'maintenance advance' for 3 years up front! Shocked ho gaya tha. Ye sab budget ko hila deta hai.
