Surya Nagar prices: Real deal or just hype?

Surya Nagar mein property prices kitne realistic hain for a 2BHK? I'm seeing 70-80L range, builders like Gaurs Group dikha rahe hain. Is it actually worth that much for future appreciation, especially with the RRTS connectivity? Or lagta hai thoda inflated hai? What's the real ground reality for investment in 3-5 years?
