Svamitva Soul Spring — prices seem quite high for an under-construction project. Pre-launch mein kya price tha, anyone know? Current ₹2.92 Cr se start ho rahe hain. Is valuation pe future capital appreciation ka scope kitna hai, I'm genuinely wondering. My experience says over-valued projects struggle. Also, Svamitva ka delivery track record kaisa hai? On-time possession milta hai ya delays common hain? Investor perspective se, what's the realistic rental yield here? Bengaluru mein rentals high hain, but for this ticket size, kya numbers make sense?

Builder ka track record bahut crucial hota hai. I had a terrible experience with another developer near Akshayanagar a few years back. They promised possession in 2020, but abhi tak project stuck hai. Svamitva ka delivery track record kaisa hai? On-time possession milta hai ya inke bhi delays common hain? Is valuation pe risk lena worth it hai kya?

Totally agree with U1. This project is in a good location but the price point is just too high for a first-time buyer like me. Is this the new normal for Bengaluru properties or are we just getting fleeced?
Yaar, Svamitva Soul Spring ka price dekh ke toh mera budget hil gaya hai. ₹2.9 Cr se start ho rahe hain, woh bhi under-construction ke liye. Pre-launch mein kya rate tha, anyone has an idea? Lagta hai bahut premium charge kar rahe hain, future appreciation ka scope kitna hoga?
Haan bhai, they probably started around 2.2-2.4 Cr range. Abhi builder apna profit margin badha rahe hain.
Sahi kaha U1! Pre-launch mein toh definitely kam hoga. Abhi toh sab projects ka rate aise hi inflated lag raha hai. Bengaluru mein general market conditions are making it tough for first-time buyers. I saw a similar project in Aavalahalli, same story, premium pe premium.
