My lease ends in 3 months, landlord hiked rent again. Fed up, I'm checking SVN Green Nest (₹46-60L). Upcoming project hai. Brochures mein amenities toh mast lagte hain. Par daily life mein kitna useful honge? Swimming pool, gym... are they just for show? Yaar, iska amenities-quality sach mein worth it hai?

Upcoming projects mein delay common hai, especially with current market conditions in Bengaluru. Materials costs upar ja rahe hain.
Yaar, I saw the brochure too! That rooftop infinity pool and the fully equipped gym looked amazing. For ₹46-61L, if the quality is genuinely good, it might be worth it. But I'm worried about maintenance charges later. Kya unhone maintenance ka kuch bataya hai?
Maintenance is a big deal! I live in a society near Adigara Kallahalli. Our builder promised a lot of amenities, but the RWA struggles to maintain them because of budget issues. Make sure the builder has a clear plan for handover to RWA and a decent corpus fund. Also, with only 55 units, shared costs for high-end amenities can feel heavy on pockets.
Haan, they usually give an estimated maintenance charge per sqft in the agreement. For 55 units, it might be a bit higher initially for all those amenities. Make sure to factor that into your monthly budget.
Dekho, SVN ka track record mixed hai. Mere friend ne ek project mein book kiya tha, possession date 6 months delay ho gaya. Amenities ka kya, pehle ghar to time pe mile.
SVN Green Nest ka toh 2026-05-01 hai, abhi se delay ka sochna padega?
U9, my friend's builder was 'Reliable Homes'. They're notorious for pushing dates. Always research the builder's past projects on RERA. I bought a flat in Akshayanagar two years ago, and my builder also pushed delivery by 8 months. Luckily, my current landlord was understanding. Always keep a buffer for possession dates, especially for upcoming projects like SVN Green Nest.
Oh no, delay is my biggest fear! Budget tight hai, EMI aur rent dono kaise manage hoga? Who was your friend's builder?
Bhai, amenities toh sab dikhate hain. Real use kitna hota hai? Lagta hai bas price badhane ka tareeka hai.
True, but check if they're actually functional and well-maintained. My friend's building has a gym but half the equipment is broken. Don't fall for just the brochure pictures.
But for first-time buyers, having a gym and pool is a big plus. Saves membership costs outside.
Sahi baat hai yaar. Often, these high-end amenities are under-utilized or poorly maintained after a few years. My cousin lives in a place near Aavalahalli, their clubhouse is barely used.
