SVP Park View: Amenity expectations shattered
I work in real estate but buying for myself is a whole different ball game, honestly. SVP Park View Apartments Ghaziabad dekh raha tha. Completed project hai, so I thought no hidden surprises. But yaar, the brochure showed so many amazing amenities – swimming pool, gym, clubhouse. Ab jab visit kiya, they're either not maintained well, ya phir access ke liye alag se charge karte hain. Matlab, brochure mein sab glossy dikhta hai, on ground reality bilkul alag hai. Jo amenities they promised, like the high-end gym, it's just basic stuff, and not even fully operational sometimes. Aur maintenance charges? Sunn ke dimaag ghoom gaya! They don't include half the things, aur phir extra costs for everything. Is it just me, ya completed projects mein bhi yeh 'amenity reality check' problem rehti hai? What's the actual monthly outflow residents pay beyond the basic maintenance?

Sahi pakda hai bhai! Humne bhi ek completed project dekha tha near Abhay Khand, builder ne bola 'ready to move, all amenities functional'. Gym mein 2 machines kharab thi, pool ke paani ka colour green tha, aur clubhouse toh bas ek empty hall tha. Maintenance ke naam pe har mahine ₹8000
7.8 Cr for a 2015 project in Ghaziabad? That's insane! Even in Ahinsa Khand II, I haven't seen such prices unless it's a super luxury villa. For a completed apartment with amenity issues, it sounds very steep. Kya location hai iski exactly?
Exactly, U3! My uncle bought a flat in a 2010 project in Afzalpur and the initial maintenance was decent. But over the years, as the builder exited, the RWA took over and costs shot up. They had to pay extra for generator backup, security upgrades, and pool maintenance. No one tells you these long-term outflows.
U3, price thoda high lag sakta hai, but it depends on the exact location within Ghaziabad. Kuch premium pockets mein rates upar jaate hain, aur agar builder ne specifications high rakhi hongi. But yes, for a 2015 possession, it needs to be justified. Maybe it's a very large unit?
Totally agree yaar! Mera bhi same experience raha hai. Brochure mein sab kuch golden dikhta hai, real mein bas mitti milti hai. Builders ki yeh strategy pakka hai.

Haan bilkul! Aur phir bolte hain 'value for money'. Kahan ki value? Sirf basic structure dete hain aur baaki sab extra. Mere friend ne bhi ek project mein booking cancel kar di thi because of this amenity drama.
