₹42 lakh for SVS Dev Greens – wondering if this completed project still has good ROI potential. I'm currently in a 2BHK in Sector 76, thinking of upgrading someday, but also looking for a pure investment property right now. SVS Dev Greens ready possession hai, which is good. But past appreciation track record kaisa hai? Kya price move hua hai since launch? Also, actual rental yield kitna milta hai wahan? Koi idea hai 2BHK ya 3BHK se kitna rent expect kar sakte hain? Aur resale market kaisa hai? Liquid hai ya mushkil hai bechna? Investor ke liye sahi decision hoga kya yeh, considering the price point?

It really depends on your goal. If you need immediate possession and a place to live, it's okay. But for pure investment with high ROI, I don't think SVS Dev Greens is the best bet right now. The market has moved on, and newer areas offer more growth potential.
Exactly. My agent was pushing it hard, saying 'ready property hai, tension nahi'. But the numbers just didn't add up for me. Still confused, to be honest.

Dekho, possession guaranteed hona achhi baat hai, but agar rental yield low hai aur appreciation stagnant, toh investment ka point kya? Maine 2017 mein Alpha II, Greater Noida mein ek flat liya tha, 38L ka. Abhi uski value 48-50L hai aur rent 16-18k mil jaata hai. SVS Dev Greens ka past appreciation track record dekhoge toh shayad 5-7% hi hoga max, from what I've heard. Rental yield bhi mushkil se 3-4% hoga. Better to put money elsewhere.
Current market conditions mein ₹42L for a 2018 project is risky for pure investment. Noida mein abhi supply kaafi zyada hai, especially in ready-to-move. Unless you get it for a steal, appreciation will be slow. I'd rather look at under-construction in emerging sectors.
But under-construction mein possession delay ka risk bhi toh hai? SVS Dev Greens ka atleast possession toh guaranteed hai. Kya iska koi value nahi hai for an investor?

Sahi keh rahe ho. Rental yield wahan average hi hai. Mera ek colleague rehta hai Dev Greens mein. Uska 2BHK around ₹12,000-₹14,000 jaata hai, maximum. Noida extension mein isse better options mil jaate hain. Plus, society fees bhi hain. Agar investment ka soch rahe ho toh, Ajayabpur ya Alistonia Estate mein new projects check karo, wahan development potential zyada hai.
