SVS Rudra Heights: Frustrated with post-possession reality
₹30 lakh for SVS Rudra Heights, aur jo possession ke time mila, trust me, it's not what they showed. Kids ke playground ka saara equipment broken hai, swimming pool bhi rarely clean milta hai. My wife was so upset about the actual flat finish, walls mein minor cracks hain already. They promised a safe, family-friendly environment for children, but security guards bhi properly manage nahi karte. CCTV cameras bhi out of order rehte hain, not sure if they ever work. School bus pick-up point bhi main road par hai, not inside society, which worries us for the little ones. Maintenance charges bhi itne high hain but services ke naam par kuch nahi. Society ka RWA bhi builder ke saath hi hai, so complaints sunte hi nahi. Matlab, is it really worth living here long-term with a growing family? Anyone else faced such issues after project delivery? What did you do to get things fixed?

With the current market conditions in Noida, prices are already high, and then to deal with such issues after paying so much... it's just not fair. What kind of legal options are available if the RWA is not cooperative and the builder is unresponsive? Is there any way to collectively take action, given there are only 12 units in Rudra Heights? I mean, 12 families banding together might have some power, no?

Bhai, this is a classic trap. They show you a lavish sample flat, all polished and perfect, and then deliver something completely different. My colleague was looking at flats in Alistonia Estate, and the builder there also had a bad reputation for post-possession services. Always check reviews, not just the brochure, and definitely talk to existing residents if possible.

Totally feel you! We almost booked in SVS Rudra Heights back in 2017. The showroom flat was amazing, they showed us these fancy brochures and a fully equipped gym. But I had a gut feeling something was off about the builder's previous projects. So sorry you're going through this, bhai.
