Swaraj Homes: Investment value or ghost society risk?

Did a site visit to Swaraj Homes Vijayant Enclave last weekend and honestly, I'm not entirely convinced for investment. Everyone glorifies Greater Noida West but nobody talks about the actual ROI potential for projects like this. ₹2.10-₹2.33 Cr isn't a small amount, right? I'm worried about the capital appreciation here. Kya long-term mein sahi returns milenge? Also, iska resale market kitna liquid hai? I'm seeing a lot of investor flats, which makes me think it could be a ghost society later. Who's gonna buy from me in 5 years if it's mostly investors? Honestly not sure if the price justifies the risk. Change my mind.
