Swaraj Homes Media Enclave — honestly, I'm regretting my investment decision here. Booked a 2BHK for rental yield, thinking it'd be a quick flip for some appreciation. Builder ka track record pehle se pata tha, but still took the plunge. Now possession seems like a distant dream, delays ke chakkar mein capital appreciation toh door ki baat, resale market bhi dead lag raha hai. I work in real estate, but buying for myself is different, I know builders don't tell you the real picture. Is anyone else facing similar issues with their delivery? Seems like investor ratio bahut high hai, making it tough to find genuine renters or buyers. What's the actual ground reality for resale ya rental income? Meri toh EMI chal rahi hai, aur koi exit strategy nahi dikh rahi. Kya karun?

Exactly my thoughts! Swaraj Homes Media Enclave ka naam sunte hi darr lagta hai. I was also considering it for investment in Ahinsa Khand 1 but the price range (30-89L) felt too high for the area given the builder's reputation. Ab lagta hai sahi decision liya avoid karke.
Same here, bhai! Builder ka record pata tha but phir bhi hope thi. Meri bhi EMI chal rahi hai aur returns ka koi pata nahi. Tension hi tension hai.
