Swaraj Homes NEB Valley ka actual appreciation potential overhyped hai. Pre-launch se ab tak prices kaafi badh gaye hain, but I doubt current valuation mein much upside bacha hai. My data suggests rental yields in similar Delhi projects barely cross 3.5%, so iska kya scene hai? Agar investor ratio high hai, toh ghost society risk badhta hai, which impacts rentals and resale liquidity. Builder ka delivery track record bhi crucial hai. Kya pehle ke projects time pe complete kiye hain? Honestly, it seems like a big bet on future capital appreciation, which might be limited now. Change my mind.
