Swaraj Homes Sukhdev Vihar: Construction quality aur amenities ka kya scene hai?
Honestly, I thought buying a flat was the hard part, but living in it is a whole other challenge. Just moved into Swaraj Homes Sukhdev Vihar Pocket A a couple of months back. Abhi se, walls mein hairline cracks dikhne lage hain yaar, it's barely been 3 months. Fittings bhi thode loose feel hote hain. As an investor, I'm genuinely worried about future maintenance costs aur iska resale value pe kya impact hoga. Matlab, tenant bhi toh quality dekhenge na. And the maintenance charges... they're quite high, but the clubhouse amenities, like the gym, are hardly ever used. Mostly ghost facilities lagti hain. Is it really worth paying a premium for these unused amenities? Do they actually attract better tenants ya just inflate prices?

The real issue here seems to be core construction quality. That's a red flag for sure. Maybe form a residents' association to push for builder accountability on the cracks and fittings? It's your investment after all.

New Delhi real estate mein yahi scene hai aajkal. Builders just want to finish and move on. The market is so competitive, but quality is often compromised. Lagta hai sabko bas quick buck banana hai. Resale value ka toh sochna hi mushkil ho jaata hai with these kind of issues.

U3, worth it nahi hai agar construction hi weak hai. ₹1.4 Cr mein you can definitely find better, maybe a bit further out or a slightly older, well-maintained society. Check out some established societies in areas like Anand Vihar, their older constructions are often more solid and built to last.
I almost booked in Swaraj Homes a year ago, but thankfully pulled out last minute. Heard whispers about construction quality even then. ₹1.4 Cr for this kind of finish is ridiculous. My cousin bought in Anand Niketan for a similar price, but the quality difference is night and day. Check their RERA filings, sometimes you can find notices about delays or quality complaints regarding build quality, it might give some context.
Totally get what you mean, OP! Mera friend bhi Alaknanda mein ek project dekh raha tha, same issues sunne ko mile. Builders promise a lot, deliver little. It's so frustrating for first-time buyers like us.
