Swastik Greens site visit: Gurgaon's hidden costs are real
Did a site visit to Swastik Greens last Saturday, aur honestly, jo price per sqft quote kiya, after all the hidden charges like PLC and OC, it was shocking. I'm already in a 2BHK in Sector 62, thinking of upgrading to a 3BHK, but yeh extra costs dekh ke dimaag kharab ho gaya. ROF Pravasa is upcoming, unka price range bhi high hai, but at least it's a new launch. Is it better to pay this much for an ongoing project like Swastik Greens, where everything is already inflated, ya upcoming mein risk lena behtar hai? Builder ka track record bhi matter karta hai, right?

My advice would be to thoroughly check the builder's past projects, especially their RERA compliance history. Don't just rely on what the sales team tells you. Search online for RERA complaints or forums discussing their previous deliveries. Sometimes paying a bit more for a known, reliable builder is better than taking a risk with an unknown entity, even if it's a new launch. I learned this the hard way with a project in Baharampur Naya.
I'm also looking for a 3BHK and have been eyeing both these projects. Honestly, ROF Pravasa ka price range ₹2.3 Cr – ₹2.4 Cr for a new launch sounds high, but maybe better than paying inflated rates for an older project with hidden costs. At least you know what you're getting into, mostly. How many total units are there in ROF Pravasa? That can give an idea about the density.
Yeah, 816 units is a significant number. But for that price range, you'd expect good amenities to handle the crowd. I'm just worried about the builder delivering on time. They all promise the world before booking. Do we know if ROF has a good track record with previous projects, or is this their first big residential one?
816 units? That's a lot! Parking aur amenities ke liye pressure toh hoga. But I agree, new launch may have better long-term potential. Current market conditions in Gurugram are so tricky, prices are already so high. It's hard to decide if waiting for a new project to mature is better or jumping into an existing one.
ROF Pravasa mein total 816 units hain. Kaafi units hain, toh density toh high hogi. But Gurugram mein ab almost har naye project mein units zyada hi hote hain, space ki kami hai. I personally feel a new launch, despite the wait, sometimes offers better appreciation potential than buying an almost-ready property at peak prices.
Bhai, Swastik Greens ka toh yahi haal hai. Mere ek colleague ne wahan almost final kar diya tha, but last minute mein usne bhi back out kar diya because of these 'extra' charges. It's like they quote one price to get you interested, aur phir jab sab paperwork hota hai, toh alag hi picture ban jaati hai. Budget pura hil jaata hai. What was the base price per sqft they quoted initially for Swastik Greens?
Wow, that's a huge difference! That kind of hidden cost can break a first-time buyer's bank. I'm looking for something in Badshahpur area, and even there, the developers are starting to add these random charges. It's a common tactic these days, unfortunately.
Sahi kaha aapne. Initially, they quoted around ₹9500/sqft for Swastik Greens, but with PLC, IFMS, club membership, and all the other charges, it shot up to almost ₹11,500-12,000/sqft. That's a massive jump for a project that's already well into construction. It really makes you think if it's worth it.
Totally understand your frustration! Swastik Greens ka toh sunke hi darr lagta hai. Hidden costs make a huge difference, especially for first-time buyers like us. ROF Pravasa sounds interesting, but an upcoming project means waiting longer for possession. What's the RERA number for ROF Pravasa, by the way? And what possession date are they promising?
Exactly! That RERA number is good to know, thanks for sharing. But 2028 is really far off. My biggest concern with upcoming projects is always delays. My friend booked in a project near Airport Road (Gurgaon side) and they kept pushing the possession date for almost 2 years. Builder track record is super important.
Haan, ROF Pravasa ka RERA number hai RC/REP/HARERA/GGM/918/650/2025/21. Possession date toh December 2028 hai. Kaafi lamba wait hai, but naya project hai toh thoda hope rehta hai ki quality achhi milegi. Swastik Greens mein toh log bol rahe hain ki finishing issues hain.
